The board voted 4-0 Thursday to grant a special permit and Level 3 site plan to Route 85 Realty Corp. for canopy replacement, parking lot repaving, and drainage work at 563 South Washington Street, with a restoration bond set at 25 percent of total site work costs — estimated at roughly $100,000 to $120,000 on a $600,000 to $700,000 site work package. Town Planner Gil Bernstein reported that a $912,000 state 40R density bonus payment will arrive as a single lump sum within weeks, directed to the town's General Fund. Walmart separately submitted an unsolicited $3 million bond — "just company policy," Bernstein said — now held by the Treasurer's Office. A $25,000 sidewalk payment-in-lieu from the Haitian Acres subdivision developer, intended to fund roughly 916 feet of new sidewalk, is in hand but awaiting a formal accounting mechanism before it can be deposited.
